What is a punch list?

Everybody's heard this story: the job's ninety-five percent done, and the contractor's a hundred percent gone.

A sticky door, a missing plate cover, one strip of trim — and suddenly nobody answers the phone. So this close to the end, the fair question is: do these guys finish strong, or am I about to spend a month chasing the last five percent?

We walk the whole house ourselves before we ever ask you to — and you get that list in writing, every item dated, before you've looked at anything. Odds are a few items are already checked off before you ever knew they were on it.

Here's how the ending works. Walk the house. Add anything we missed — nothing is too small for that list; a paint scuff counts. Every item gets a date, and every day's update carries the number still open — fourteen, then nine, then zero.

Then the final walkthrough. That's not an inspection — it's a handover.

And the part that matters most: this job isn't done when I say it's done. It's done when you sign off. The final invoice doesn't even come due until the list is closed and you've seen the photos that prove it.
